Note: This is a recent whole house mold remediation report from our main office. However, it is a good indication of the type of mold problems that arise in the Oakland area.
General Information

Furnace / HVAC
- The property is heated primarily by electric wall heaters or radiant hydronic heating.
- Homes that are not equipped with a forced air heating system must have special care taken to ensure appropriate ventilation, and prevent the buildup of humidity and other pollutants.
- Current standards recommend 0.35 to 0.7 air changes per hour, this may be attained by installation of a ducted heat recovery ventilator or upgrading mechanical exhaust ventilation to function on a continuous flow (the recommended units for this method is a Panasonic Whisper Green exhaust fan).
- The estimated square footage of this home is 950 sq.ft.

- Increased moisture content noted in sheetrock behind toilet.
- Heavy water damaged noted to sheetrock behind toilet and adjacent to tub.
- Heavy water damage noted to vanity, but not associated with increased moisture content.
- Bathroom exhaust fan is old and likely inadequate.
- RH: 46.4% Temp: 70.4F CO2 = 1922ppm CO = 0ppm
Recommendations
- The exhaust ventilation in this area is inadequate, it is recommended that a Panasonic Whisper Green 80CFM exhaust fan be installed and set to run at 50CFM continuous flow, and for 60 minutes at 80CFM once motion-sensor has been activated.
- Establish containment.
- Install HEPA scrubber for negative pressurization throughout the duration of work.
- Remove affected vanity.
- Remove affected sheetrock, baseboard, and underlying insulation.
- Clean/treat/encapsulate contaminated framing, sheathing, or subflooring.
- Perform detailed HEPA vacuuming of the entire contained area.
- Apply EPA-registered anti-microbial agents to the entire contained area via ultra-low volume fogger.
- Install dehumidifier and air movers to dry affected building materials if necessary.
- Perform final IAQ sampling.
Laundry:
- No increased moisture content noted in tested building materials.
- No significant visible mold growth observed.
- No suspicious temperature differentials noted on inspection with FLIR.
- No obvious signs of water damage.
- Older exhaust fan installed in this area.
- Dryer duct appears to be adequately connected.

Bedroom 1:
