Note: This is a recent mold remediation project report from our main office. However, it is a good indication of the type of mold remediation problems that arise in the San Jose area.
Upstairs Hall Bathroom
- RH: 57% Temp: 68 deg F. CO2 = 808 ppm CO = 0 ppm
- Moderate amounts of visible mold growth noted on ceiling of bathroom.
- Mold growth also noted around wood window frame.
- No ventilation fan present in the bathroom.
- Heavy stains on wall due to condensation running down the walls.
- Peeling wallpaper noted due to exposure to high relative humidity.
- Paint in bathroom is severely deteriorated and has a high likelihood of being lead based paint.
- Significant amount of dust and dirt has accumulated on the floors, walls and on top of other solid surfaces.
Recommendations
- Due to the likelihood of lead based paint, all remediation and upgrade work should be conducted according to lead safe practices.
- Client may wish to conduct lead based paint testing prior to any work being conducted inside the home.
- Recommend installing a Panasonic Whisper Green® ventilation fan in bathroom to assist in evacuating the relative humidity from inside the building. Whisper Green ventilation fans operate consistently at a low volume (30 cfm) and automatically ramp up to a higher volume (80 cfm) when a motion sensor is activated. An integrated timer will maintain the higher volume for a set period of time and then return the fan to the lower operating level until activated again.
- It is extremely important that any ventilation fan that is installed must be vented directly to the exterior though a dedicated ventilation duct that exits either the wall or through the roof using an appropriately sized collar and vent cap.
- Recommend cleaning all visible mold growth with a mild solution of soap and water. Stains may be removed by using a stiff bristle brush soaked in water.
- Remaining stains may be covered using a high quality primer/sealer and the surface should be repainted using a high quality gloss paint with antimicrobial properties.
- Recommend removal of all wallpaper to ensure all visible mold growth is found and treated.
- Recommend regular cleaning of the floors, walls and other solid surfaces to minimize the amount of dust accumulation.
Kitchen
RH: 55% Temp: 69 deg F. CO2 = 945 ppm CO = 0 ppm
- Ventilation fan over the kitchen range does not vent to the exterior.
- Some evidence of water damage noted to the ceiling of kitchen.
Recommendations
- Recommend installing dedicated exterior venting for the kitchen range hood.
- Recommend making repairs to all water damage noted in kitchen ceiling.
Hall Bath
- RH: 56% Temp: 69 deg F. CO2 = 841 ppm CO = 0 ppm
- No ventilation fan present in bathroom.
- Deteriorated paint found on ceiling.
Recommendations
