REASON FOR INSPECTION:

  • Client has noticed several roof leaks and they are concerned with the quality of air in their commercial space.  Environix hired to inspect the space and provide recommendations where needed.

PROPERTY DESCRIPTION:

  • This property is a commercial building of approximately 1200 ft².

  • No Amplification: No mold spores were measured at levels equal to or above the threshold, and do not indicate a site of probable mold amplification and growth.  Please refer to the attached report for more detailed information.

LOCATION:  Restroom

Observations:

  • Paint is chipping from what appears to be an old roof leak. No elevated moisture was detected in this area.

General Recommendations:

  • Re-paint the restroom with a quality gloss latex paint.

LOCATION:  Middle Office

Observations:

  • Moderate mold growth was noted on the windows.
  • Evidence of water damage is present on the ceiling tiles and the window framing. The source of moisture for his damage is roof leaks.
  • Fallen ceiling tiles are present with water stains on the backing. This is further damage from the roof leaks.
  • Top of the window framing is deteriorated and has mold from the probable roof leak.

Recommendations:

  • Hire a qualified roofing contractor to inspect the roof and repair the leaks. Environix can recommend roofing companies if desired.
  • Patch the damaged window framing and drywall.
  • Replace damaged ceiling tiles after roof is repaired. Ceiling tiles must first be tested fro asbestos.

LOCATION:  Lounge

Observations:

  • Ceiling tiles have fallen from precious or current roof leak, light mold was found beyond tiles on sheetrock.
  • No elevated moisture was detected in any tested building materials. This means the leak is either stopped or it is really minor.
  • The mold that was found was not enough to affect the air quality of the lounge area. However if there is a roof leak and it continues to affect the ceiling the issue could get worse and the air quality could be compromised.

General Recommendations:

  • Hire a qualified roofing contractor to inspect the roof and repair the leaks. Environix can recommend roofing companies if desired.
  • Replace damaged ceiling tiles after roof is repaired. Ceiling tiles must first be tested fro asbestos.

LOCATION:  Office Nearest Kitchen

Observations:

  • A small trash can is present with water in it from the probable leaking roof. This water is coming out of the vent.
