Purchasing a home is likely the single biggest investment you will make. Entering into this decision without sufficient information can lead to expensive surprises down the road. Properly investigating a home is the surest way to know what you are buying before it’s too late.

A skilled mold inspector goes above and beyond a typical home inspection.  Their specialized equipment allows them to investigate hidden areas, searching for water damage, saturated materials, indoor air quality issues and mold growth.

A typical pre-purchase mold inspection includes the following:

  • Moisture meter testing around plumbing, toilets, showers, etc. 
  • Humidity testing
  • Drainage assessment
  • Visual inspection of the entire home including attic and crawlspace
  • Air quality analysis, testing specifically for mold spores
  • Carpet sampling, testing for pet dander, dust mites and mold spores
  • Determination of the source of mold growth
  • Protocol for remediating a mold problem if one is found.

Most inspectors merely observe the mold growth. A mold inspector will take the extra step and find the source of the problem. More than being simply unsightly, mold growth is an indication of damp conditions in the home. Even after treatment of the mold itself, if the underlying problem was not corrected the mold will likely return.
