PROJECT SUMMARY

REASON FOR INSPECTION:

  • Client has been reacting to something in the front bedroom whenever she sleeps there. Client requested an inspection to determine if mold could be an issue.

PROPERTY DESCRIPTION:

  • This rental home is a townhome in a multi-family residential property, built in 1978.

LOCATION:  Back Bedroom

Observations:

  • Carpeting in rooms is old and a likely repository of mold spores. Carpeting can hold mold spores for long periods of time, long after the original source of the mold growth has been removed.
  • Light mold noted around window frames due to past condensation on windows.

Recommendations:

  • Removal of the carpeting is strongly recommended. Alternatively, professional cleaning of the carpeting can be performed first.  However, cleaning is often insufficient to remove the excessive mold spores.

LOCATION:  Front Bedroom

Observations:

  • Carpeting in rooms is old and a likely repository of mold spores. Carpeting can hold mold spores for long periods of time, long after the original source of the mold growth has been removed.
  • Carpeting was pulled back in the front corner for inspection: A small amount of corrosion was noted on the tips of the carpet tac nails but no signs of water damage, visible mold growth or water staining was noted on wallboard, carpet, carpet pad or subflooring.
  • Light mold noted around window frames due to past condensation on windows.
  • A small patch of elevated moisture was noted on the window sill, but this appears to be very isolated and does not indicate larger problem.

 LABORATORY RESULTS

ANALYSIS OF YOUR RESULTS:

  • Moderate Amplification (2-9x threshold): Mold spores were detected at levels significantly above the threshold, indicating a site of probable source of mold growth.  Based on EMLab data, the fungi in question reaches these levels in outside control samples less than 10% of the time.  Please refer to the attached report for more detailed information.
  • Elevated levels of mold are likely caused from the worn and dirty carpeting in the front bedroom.

Recommendations:

  • Due to the elevated levels of mold spores, the operation of a commercial HEPA air scrubber is highly recommended. This will rapidly lower the indoor mold spore levels. Please contact Environix for pricing.
  • While the negative pressure, HEPA air filter system is running, Environix recommends the removal of the upstairs carpeting and pad. Once these are removed, the bare floor should be damp mopped prior to the installation of new flooring.
