- Tenant has been experiencing health issues inside the home and has been complaining about mold issues. Inspection was to determine the source of the problem and provide recommendations for changes.
PROPERTY DESCRIPTION:
- This single family residential property was built in 1957 and is 1,173 ft².
CAUSE OF MOLD:
- Insufficient interior ventilation.
- Window drapes not raised to allow for condensation to evaporate.
- Contents and furniture stored directly against exterior walls.
LABORATORY RESULTS
ANALYSIS OF YOUR RESULTS:
- Very Minor Amplification: Mold spores were detected at or near the threshold. This indicates a possible site of mold amplification. Further testing and/or comparison with the results of a visual inspection are necessary to determine the likelihood of indoor amplification.
The most likely contributor of the elevated mold spores is:
- Insufficient ventilation, and insufficient air circulation to the windows.
Recommendations:
- Although your indoor mold spore count is very slightly elevated, the levels are not high enough to warrant professional remediation. By following the recommendations listed in the report and implementing regular cleaning, the mold spore levels should return to normal.

CO2 READINGS:
LOCATION: Bathroom
OBSERVATIONS:
- The bathroom does not have an exhaust fan installed. This is insufficient to exhaust the humid air generated by typical bathroom use.
- The bathroom window has prior evidence of moderate condensation problems. This is representative of insufficient ventilation to this room.
- Elevated moisture detected in the wall beside the toilet as well as the floor by the tub. No sealant is present between the floor and the tub. No visible leaks were detected in this area.
SHOWER:
- Grout and caulking is in good condition and shows no signs of recent water intrusion.
Recommendations:
- Install caulking along seam between tub and linoleum flooring.
- Ensure all water that is splashed onto the floor is wiped away quickly to prevent water damage to sheetrock, baseboard trim and/or other building materials.
- Remove existing wax ring around toilet and replace.
- See ventilation section above for recommendations to eliminate condensation. Installing a fan in this bathroom is critical for improving indoor air quality.
LOCATION: Kitchen
OBSERVATIONS:
- The kitchen is equipped with single paned metal frame windows with prior evidence of moderate condensation and light mold problems.
- A thorough inspection of the kitchen revealed this room to be clear of any evidence of mold, moisture, or water damage issues.
LOCATION: Master Bedroom
OBSERVATIONS:
- The room is furnished with carpeting in average condition, installed over a wood subfloor.
- The room is equipped with single paned metal framed windows with past evidence of heavy condensation and moderate mold growth. Mold is present on the window frames and sills.
- It is evident that the window blinds are kept in the closed position at all times. This prevents air from circulating to the surface of the windows, encouraging the accumulation of condensation and mold growth.
- A thorough inspection of the room revealed it is clear of any other mold, moisture, or water damage issues.
Recommendations:
- Open the window blinds during the warm daylight hours to promote evaporation of the condensation on the windows.
LOCATION: Kid’s Bedroom
OBSERVATIONS:
- The room is furnished with carpeting and a throw rug in average condition.
- The room is equipped with single paned metal framed windows with past evidence of moderate condensation and very light mold growth. Very light mold is present on the window frames and sills.
- It is evident that the window blinds are kept in the closed position at all times. This prevents air from circulating to the surface of the windows, encouraging the accumulation of condensation and mold growth.
Recommendations:
- Open the window blinds during the warm daylight hours to promote evaporation of the condensation on the windows.
