PROJECT SUMMARY

REASON FOR INSPECTION:

• Client has been concerned about mold and indoor air quality issues due to some reoccurring mold growth and due to some roof leaks. Client requested an inspection to determine what areas of concern may be present.

PROPERTY DESCRIPTION:

• This single family residential property was built in 1925 and is 1,900 ft².

SUMMARY OF CONCERNS

• Several roof leaks were noted (above kitchen nook and in attic above kitchen).
• Significant rodent droppings noted in lower attic space.
• Minor mold on basement walls due to poor ventilation and high relative humidity levels.
• Elevated moisture noted in the flooring in front of dishwasher. This is likely due to a leak either under the sink or the dishwasher drain line.

LABORATORY RESULTS

ANALYSIS OF YOUR RESULTS:

• Only molds that cannot grow indoors were found in the Basement sample. These were very minor and were likely the result of coming in on shoes or through ventilation. They will not flourish and grow on their own inside the home, and are not statistically relevant.
• No Amplification: No mold spores were measured at levels equal to or above the threshold, and do not indicate a site of probable mold amplification and growth. Please refer to the attached report for more detailed information.

LOCATION:  Main Floor Bathroom

OBSERVATIONS:

• Heavy condensation was noted on the bathroom window.

CEILING:

• Light mold growth noted on bathroom ceiling. This occurs when the warm, moist air generated by shower usage interacts with the cool surface of the ceiling. Without adequate ventilation, this causes condensation and subsequent mold growth.

SHOWER:

• Grout and caulking is in good condition and shows no signs of recent water intrusion.

FLOORING:

• Elevated moisture detected in flooring adjacent to toilet. Often this is due to a slight failure of the toilet seal. No evidence of significant structural damage was observed.
• Elevated moisture detected in flooring near the shower. This is the result of shower overspray and tub runoff.

Recommendations:

• Ensure the shower curtain is kept closed during bathing to prevent shower overspray and tub runoff. Consider installing a splash guard.
• Contact a plumbing contractor to replace the toilet seal.
• See ventilation section above for recommendations to eliminate condensation.

LOCATION: Basement

GENERAL OBSERVATIONS:

• The basement is an unfinished space used for storage and fitness.
• Light to moderate condensation-based mold growth noted on the walls.
• Light mold on contents due to humidity. Mold growth on contents is a sign of extreme levels of indoor humidity and very likely indicates highly elevated levels of mold spores. This could cause adverse health reactions in sensitive individuals.
• Evidence of past groundwater intrusion. Due to the lack of recent rain, the status of the leak cannot be determined. Further investigation after a prolonged period of rain will be necessary.

General Recommendations:

• Recommend installing a bathroom type ventilation fan to help circulate air and to eliminate condensation. Fan should be either wired to run continuously or wired to an automatic timer to activate the fan periodically throughout the day and night.
• Keep contents and furniture a minimum of 2-3 inches away from exterior walls to help prevent mold growth on these surfaces.

LOCATION: Kitchen & Dining Room

OBSERVATIONS:

• Elevated moisture was detected in the kitchen floor and at the base of the dishwasher. This appears to be the result of a dishwasher leak.
• Elevated moisture was detected in the dining room ceiling. This appears to be the result of the roof leak identified in the attic space.
• Evidence of water damage is present in the sink cabinet floor. This appears to be the result of water becoming trapped in the gap behind the sink.
• Kitchen fan is configured to operate in recirculation mode only.

Recommendations:

• Have a licensed plumber remove the dishwasher and make all needed repairs to the plumbing.
• Removal of wet sheetrock from dining nook ceiling should be done using full containment to prevent any chance of cross contamination from occurring.
• Wet section of ceiling should be cut out and removed. All wet sheathing should be dried and any roof leaks repaired prior to the replacement of insulation and sheetrock.
