  • Extreme Amplification: Mold spores were detected at levels many times greater than the threshold, indicating a site of high mold amplification and growth. Please refer to the attached report for more detailed information.
The most likely contributor of the elevated mold spores is:
  • Poor interior ventilation.
  • High relative humidity levels.
  • Old, worn carpeting & furniture.
  • Excessive dust, dirt and grime.
Recommendations:
  • Due to the extremely high level of mold spores in your home, immediate action is necessary. The home is not fit for occupancy at this time.
  • Due to the elevated levels of mold spores, the operation of a commercial HEPA air scrubber is highly recommended. This will rapidly lower the indoor mold spore levels.
  • Once remediation and/or cleaning has occurred, it is strongly recommended to have the indoor air quality re-tested prior to occupying the home.

LOCATION: Front Bathroom

OBSERVATIONS:
  • No ventilation fan is installed in this bathroom. This is inadequate to exhaust the normal amount of humidity generated by typical bathroom use.

WALLS:

  • Light mold growth noted on bathroom wall under vanity cabinet. This occurs when the warm, moist air generated by shower usage interacts with the cool surface of the wall. Without adequate ventilation, this causes condensation and subsequent mold growth.

SHOWER:

  • Grout and caulking is in good condition and shows no signs of recent water intrusion.

FLOORING:

  • Elevated moisture detected in flooring adjacent to toilet. Often this is due to a slight failure of the toilet seal. No evidence of significant structural damage was observed.
  • Elevated moisture detected in flooring near the shower. Failure of the shower door is leading to water intrusion into the adjacent flooring.
Recommendations:
  • See ventilation section above for recommendations to eliminate condensation and lower relative humidity.
  • Contact a plumbing contractor to investigate the toilet seal. Replace if necessary.
  • Repair the leaky shower door. Retest to ensure the fix is effective.

LOCATION: Back Bathroom

FLOORING:

  • Elevated moisture detected in flooring adjacent to toilet and near the tub. Often this is due to a slight failure of the toilet seal. No evidence of significant structural damage was observed.
Recommendations:
  • Contact a plumbing contractor to investigate the toilet seal. Replace if necessary.

LOCATION: Back Bedroom

  • The bedroom is furnished with old carpeting in dirty condition. Carpeting in room is old and a likely repository of mold spores. Carpeting can hold mold spores for long periods of time, long after the original source of the mold growth has been removed.
  • The bedroom is equipped with single paned vinyl framed windows with no evidence of condensation or mold problems.
  • Walls and other contents were noted as having significant dust accumulations on their surfaces. This is likely due to infrequent dusting and/or other general housecleaning activities such as sweeping or vacuuming.
  • Light water stains were noted on the ceiling. No elevated moisture was detected in these areas.
Recommendations:
  • Remove and dispose of the carpeting in this room.
  • Thoroughly clean all surfaces with a damp wiping method.
  • Repaint the ceiling in this room.

LOCATION: Back Bedroom

  • Remove and dispose of the carpeting in this room.

LOCATION: Basement Area & Basement Bathroom

GENERAL OBSERVATIONS:

  • A large number of contents are present in the basement. Mold is present on most all contents due to humidity. Mold growth on contents is a sign of extreme levels of indoor humidity and very likely indicates highly elevated levels of mold spores. This could cause adverse health reactions in sensitive individuals.
  • Mold is covering most surfaces in the bathroom.
  • Rodent droppings were observed on the bathroom sink.

GROUNDWATER

  • Downspouts are routed incorrectly. This leads to saturation of soil adjacent to basement.

Recommendations:

  • Professional mold remediation is necessary to properly address the existing mold growth and to prevent cross contamination. During remediation, HEPA filtration, negative air pressurization and proper personal protective equipment must be utilized. Please see included pricing.
  • Remove and dispose of all contents in the basement.
  • Contact a pest exclusion contractor to address the rodent presence in the home.
