PROJECT SUMMARY

  • Client has been experiencing health issues since living in this apartment and believes it may be caused from previous and current water intrusion issues creating mold.  Environix hired to inspect areas of concern as well as collect an indoor air quality sample.

LOCATION:  Bathroom

Observations:

  • Light visible mold growth noted on bathroom vanity. Vanity shows signs of rot and has light mold growth on outside near toilet.
FLOORING:
  • Elevated moisture detected in flooring adjacent to toilet and shower. Often this is due to a slight failure of the toilet seal.  No evidence of significant structural damage was observed.
Recommendation:
  • Contact a plumbing contractor to investigate the toilet seal. Replace if necessary.
  • Shower overspray is also affecting the bathroom floor, and efforts to contain overspray should be made.
General Recommendations:
  • Remove and replace bathroom vanity.
  • See ventilation section above for recommendations to eliminate condensation.

 LOCATION:  Kitchen

  • Slightly elevated moisture detected under kitchen sink. It appears that the garbage disposal was leaking.
  • Evidence of water damage noted. The floor and cabinet materials have been removed.
Recommendations:
  • See ventilation section above for recommendations to eliminate condensation.
  • Small fan can be directed at floor under sink cabinet to allow to fully dry.
