Project observations
- Previous leak occurred under the wall from the outdoor porch entry area.
- No elevated moisture or visible mold was noted in any sheetrock sheathing, framing members or flooring.
- Minor mold staining was noted on the drywall sheathing and on the wall studs and floor plate.
- Several holes were noted in the drywall sheathing which could be allowing cold air into the wall cavities.
- CO2 and RH levels were measured during the investigation. Both were well below the threshold of concern.
Analysis of mold air sampling
- As observed in the graphs above, all mold spore levels were within the normal range of a healthy indoor environment. Therefore, no actions related to the indoor mold spore levels are necessary at this time.
Conclusion
Due to the low spore counts and relatively contained nature of the mold and water damage, the cleanup can be focused on the damage itself. Additional cleaning outside the immediate area of damage is not necessary.
Lead Testing & Inspections Info
Bothell has a newer housing stock than Seattle. However, there are still many pre-1978 homes within the city limits. The Washington State Dept of Health classifies Bothell as a 1-3 risk level. Note, this can be a bit misleading as it implies all homes have a 10-30% risk. Older homes would have a near 100% risk and new homes a near zero risk. As always, these maps are just a general guideline and should never be used to determine whether it’s worth testing your specific home.
